In this case, the building had:

• Loose gravel across the BUR system
• Aging EPDM membrane with compromised flashings
• Increased risk of water intrusion at penetrations

The Solution: Engineered Roofing System Upgrade

TPO System Installation (Primary Roof Area)

This system was installed according to manufacturer specifications from Carlisle SynTec Systems, ensuring long-term performance, warranty compliance, and industry-proven reliability.

We removed loose gravel from the existing BUR roof and prepared the surface for installation. A 1-inch ISO insulation board was installed to improve thermal performance and create a smooth substrate.

Next, we installed a 60 mil mechanically attached white TPO roofing system, following strict manufacturer guidelines from Carlisle SynTec Systems.

This system delivers:

• High reflectivity → reduced cooling costs
• Strong seam performance → leak resistance
• Long-term durability

According to the U.S. Department of Energy, White TPO roofing systems can significantly reduce heat absorption, helping improve energy efficiency and lower cooling costs for commercial buildings, especially in warmer climates.

EPDM Ballasted System Replacement (Secondary Area)

The second phase included replacing an existing EPDM ballasted roof system.

Our crews:

• Removed old flashings and compromised membrane sections
• Installed a new 60 mil EPDM system
• Reused and redistributed ballast for cost efficiency
• Completed all flashing details per manufacturer specs
