If there’s one thing I’ve learned after more than 15 years in the roofing industry, it’s this:
The best warranty isn’t necessarily the one with the biggest number on the brochure.
One of the most common phone calls we receive at MidSouth Construction starts with, “I have a lifetime warranty, so this should be covered.” Unfortunately, that’s not always how it works.
I’ve spoken with hundreds of homeowners who were shocked to learn that the warranty they thought protected them didn’t cover the repair they needed. In many cases, they never had a chance to read the actual warranty before signing their contract. They simply trusted what they were told.
That’s why I wanted to write this article.
Whether you’re replacing your roof next week or simply gathering estimates, understanding your roofing warranty today can save you thousands of dollars and a lot of frustration years from now.
The Biggest Myth About Lifetime Roofing Warranties
The words “lifetime warranty” sound impressive.
But here’s the truth…
A lifetime warranty doesn’t automatically mean your entire roof is covered for life.
In many cases, “lifetime” refers only to the manufacturer’s limited material warranty. It does not necessarily mean the contractor’s workmanship is covered for life. It also doesn’t mean every repair, every leak, or every roofing component is included.
That’s why I always encourage homeowners to ask one simple question:
“Can you show me exactly what is covered—and what isn’t?”
If the answer isn’t clear, keep asking questions.
There Are Actually Two Different Roofing Warranties
This is one of the biggest misconceptions I see.
Every new roof typically includes two completely different warranties.
Material Warranty
This warranty comes from the manufacturer and covers defects in the roofing materials themselves.
Workmanship Warranty
This warranty comes from the roofing contractor and covers installation errors.
Both matter.
The best shingles in the world won’t perform properly if they aren’t installed correctly.
Likewise, perfect workmanship can’t fix defective materials.
You need both.

Be Careful with Extremely Long Contractor Warranties
This is probably my biggest piece of advice.
When I see companies advertising 25-, 30-, or even lifetime workmanship warranties, I always encourage homeowners to read every page before assuming they’re getting more protection.
We’ve reviewed warranties that looked incredible on the first page but required:
- Annual paid roof inspections
- Maintenance performed only by the original contractor
- Strict registration deadlines
- Specific maintenance requirements that could void the warranty
Miss one requirement, and the warranty may no longer apply.
A warranty is only valuable if you can actually use it.
Watch Out for Prorated Warranties
Here’s another term homeowners don’t hear enough about.
Prorated coverage.
It sounds technical, but it’s actually pretty simple.
Imagine your roof develops a covered issue 15 years from now.
You expect your warranty to cover the repair.
Instead, you discover the warranty only pays a small percentage because the coverage decreases over time. That’s what prorated coverage means.
Always ask whether your warranty provides full coverage throughout its term or whether the benefits decrease as the roof ages.
Read the Fine Print Before You Sign
This is where many surprises happen.
Ask whether the warranty covers:
- Labor
- Roofing materials
- Tear-off costs
- Disposal of old materials
- Flashings
- Ridge vents and accessories
- Emergency repairs
- Wind damage
- Transfer fees
- Registration requirements
The answers may surprise you.

People move.

Look for a company with:

- A history of standing behind their work

A clear five-year warranty from a reputable contractor that’s backed by a trusted manufacturer is often far more valuable than a “lifetime warranty” filled with conditions, exclusions, and fine print.
